House Rules
Last updated: September 2026
A shared building
The 46 is home to up to 79 rooms of residents at a time, in a nine-story building on a busy Midtown street. Our house rules exist so the building stays comfortable, quiet and safe for everyone. Most of it is common sense. These are the parts worth writing down.
The front desk
The front desk is staffed 24 hours a day. It is where you collect keys, receive packages, sign in guests and report anything that needs attention. Entry to the building is keyed; do not prop doors or lend your key. Lost keys should be reported to the desk immediately and may carry a replacement charge.
Quiet hours
Quiet hours run from 10:00 pm to 8:00 am, every day. Music and conversation in common spaces should be at conversational volume, and hallways should stay quiet at all hours. Performers rehearsing in their rooms are asked to keep it to daytime and to keep the volume neighborly.
Guests
Daytime guests are welcome in your room and the common spaces, with you present. All guests sign in at the front desk on arrival. Overnight guests are limited to two consecutive nights and require advance notice through the front desk. Guests must be 18 or older.
Your room and bathroom
Every room has its own private bathroom. You are responsible for keeping your room and bathroom clean between your arrival and departure; housekeeping covers the common areas weekly, not the rooms. Report leaks, drains or fixture problems to the front desk promptly. Do not remove furniture from the room or bring in additional large furniture without written approval.
Common spaces
The lounge, study room and fitness room are cleaned weekly by our housekeeping team and are shared by everyone in the building. Residents are expected to clean up after themselves between cleanings: return cups and dishes, take out your trash, and leave equipment as you found it.
Smoking and substances
The entire building, including every room, every bathroom and all common spaces, is non-smoking. This includes vaping. Use of any illegal substance on the premises is grounds for immediate termination of your residency.
Pets
Service animals are always welcome. Other pets are reviewed case by case before move-in.
