Summer, fall and spring interns at Midtown employers, performing-arts and graduate students, working performers, relocating professionals, and visiting researchers and clinicians on short assignments. The building is open coliving; it is not limited to any one group.

How long can I stay?

From four weeks to twelve months. Rates are quoted per week and billed every four weeks.

Does every room have a private bathroom?

Yes. All 79 rooms have their own ensuite bathroom with a shower, from the Cozy Queen to the Grand King.

What room types are there?

Five: the Cozy Queen at the lowest rate, the Classic Queen, the Deluxe Queen with a lounge chair and extra storage, the Premier King with a sitting area, and the Grand King, the largest room on each floor. Every room is priced on its own, so pick the exact room on the live floor plan.

What comes with the room?

Bed and linens, desk and chair, wardrobe, flat-screen TV, blackout curtains, individual heating and cooling, and the private bathroom. Utilities and WiFi are included in the rate.

Can I share a room with a friend?

Every room is a private room with one bed, so friends take neighbouring rooms rather than sharing one. Tell us who you are coming with when you reserve and we place you on the same floor when we can.

Do you offer summer-only stays?

Yes. Ten-to-twelve-week summer stays from early June through August are the most common reservation. Fall and spring semester stays are also available.

Do I need a US guarantor?

No. An application, a valid ID, and proof of program or employment are typically sufficient.

Can my employer or university pay directly?

Yes. We invoice corporate and academic programs directly and can arrange cohort placements.

How do I reserve?

Submit the form at /reserve. No payment is taken at that step. We confirm availability and send a signing link with all-inclusive pricing.

What is the deposit?

A refundable security deposit of up to one month of rent, paid with the first four-week cycle at signing. Details are in the deposit policy.

What is the cancellation policy?

It depends on timing and is set out in the cancellation policy and your signed agreement. In short: cancelling before move-in may forfeit the deposit as in-house credit, and ending a stay early carries the next cycle plus a penalty equal to one month of rent.

No. There is no broker fee. A small non-refundable service fee covers screening and agreement generation.

Yes. The desk is staffed around the clock for keys, packages, guests and anything urgent.
