About

A small group building places to live in New York.

The 46 is a furnished coliving building at 129 West 46th Street, in the Theater District of Midtown Manhattan. It is operated by a small hospitality group that runs considered coliving and short-stay residences in New York City, designed around the way people actually arrive here: for a summer, a semester, a contract, or a first year.

The building is a nine-story structure from 1902 with 79 rooms, every one of them with its own bathroom, an elevator, and a front desk that is staffed around the clock. It is one block from Times Square, on a street with two Broadway houses, within walking distance of the Midtown offices of Morgan Stanley, Paramount, News Corp, Thomson Reuters and NBCUniversal.

Our sister property, Amsterdam Residences on the Upper West Side, shares the same operator, the same booking flow and the same standards. The 46 is its Midtown counterpart: louder outside the door, just as quiet inside it.

Mission

To make moving to New York simple: to compress the housing decision down to a single conversation and a single number, so residents can spend their first weeks in the city on the work, the people and the neighborhood, not on furniture and utility accounts.

Values

  • Hospitality first. We borrow from hospitality more than from landlords. The building should feel cared for, and the desk should always answer.
  • Transparent pricing. One all-inclusive number, billed every four weeks. No broker fee, no US guarantor, no surprises at move-in or move-out.
  • Privacy by default. Every room has its own bathroom. Shared spaces are a choice, not a requirement.
  • Community without obligation. Programming you can join, never programming you have to.
  • Open doors. Interns and performers lead, but the building is open coliving: graduate students, relocating professionals, visiting researchers and clinicians all live here.
